Hoyt + Berenyi, LLC is an engineering and consulting firm specializing in land development and construction. Hoyt + Berenyi, LLC was founded by Gary F. Berenyi, P.E. and Kyle M. Hoyt, P.E. Together they have used their background in civil engineering to create a network of resources to assist clients in all aspects of property development. They pride themselves on being a small firm with immense experience and capability.

The Hoyt + Berenyi Process

With over 50 years of experience, we have developed a unique PROCESS that ensures every project success. OUR PROCESS has been tried and tested, and its success speaks for itself. OUR PROCESS starts with listening and understanding our client’s objectives, and it ends when the project is closed out and operational. OUR PROCESS includes extensive RESEARCH to get our baseline RIGHT. Without knowing where you are, you will not know where you are going or how to get there. OUR PROCESS includes the creation of a comprehensive DEVELOPMENT PLAN for permitting and development. This phase of OUR PROCESS alone can make the difference in the success or failure of your project. With a DEVELOPMENT PLAN in place, we begin DUE DILIGENCE. There is no sense in spending a lot of money only to find out that you cannot develop the property the way you had intended or within the budget that you had intended. 

Once DUE DILIGENCE is completed, we reassess the DEVELOPMENT PLAN and determine the CRITICAL PATH for the project. This allows us the ability to aggressively seek solutions in advance, thus, shortening the permit process and ensuring your project’s success. With all project issues in front of us, we ASSEMBLE THE LAND DEVELOPMENT TEAM. Every project needs a team (Surveyor, Planner, Wetlands Consultant, Environmental Consultant, Traffic Engineer, Landscape Architect, Civil Engineer, and Permit Specialist). Much like selecting a team of dogs for an Iditarod sled race, we select the BEST TEAM for every project.

With the DEVELOPMENT TEAM and DEVELOPMENT PLAN in place, real design work begins. It is our job as PROJECT CIVIL DESIGN COORDINATORS to ensure that COMMUNICATION is fluid and effective throughout the DEVELOPMENT TEAM. The Hoyt and Berenyi PROCESS includes DESIGN EFFICIENCY, value engineering, and years of experience. That means, we save you as much money as possible without jeopardizing the quality of your project.

OUR PROCESS includes a QUALITY REVIEW. We believe that every drawing or permit application that is submitted is our reputation. Not only must our work be functional and correct, but our work must also be easy to review and look good.

OUR PROCESS includes navigating permitting. We read, interpret, and understand applicable regulations and codes. OUR PROCESS ensures that every submission is complete and accurate. We consistently achieve this thus making it is easier for the reviewer to review. Reviewers appreciate our consistency. They are already overwhelmed and overworked. We want them to appreciate getting a project from us to review; thus, shortening your project’s review time. Once we are in the permitting system, we FOLLOW-UP.

With permits in hand, our work isn’t done. OUR PROCESS enters the CONSTRUCTION ADMINISTRATION phase. We want to be accessible throughout the project because we know that communications during construction can minimize errors and save time/money. OUR PROCESS ensures that we are accessible for questions that may arise during construction.

Our job is finally done when your project is CLOSED_OUT. This final stage of OUR PROCESS. It is to ensure that we have reached our destination and that we have met your objectives. Permit requirements have been accomplished and clients are satisfied.

    The Blake @ Carnes Crossroads is located at 4015 2nd Ave, Summerville, SC 29486. A 3.761 acres Cardinal Ventures development project includes assisted living, memory care, and respite living rooms. The Blake is a collection of communities in Alabama, Arkansas, Florida, Louisiana, Mississippi, South Carolina, Tennessee, Texas, and Virginia that provide top-quality assisted living and memory care services for older adults. The Blake is a leader in senior living.

  • Southeastern Freight Lines

    Southeastern Freight Lines Development is located at 515 Sagitarius Way, Greenville, SC. A 118-acre development project including a 200 door cross-dock facility and a 50,000 square foot warehouse. Southeastern Freight Lines is a privately owned American less than truckload trucking company based in Lexington, South Carolina that operates in the Southeastern and Southwestern United States. It is the 10th largest American LTL carrier with annual revenue of over $1B USD.

  • The Elms Medical Center

    The Elms Medical Center is located at 2575 Elms Center Road, North Charleston, SC 29406. A 1.779-acre development for HTA – Elms North Charleston LLC. The Elms Medical Center is home to Coastal Vascular & Vein Center, Dr. Adam Keefer, MD, and MUSC Health Infusion Services.

  • American College of Building Arts

    American College of the Building Arts (ACBA) is located at 649 Meeting St, Charleston, SC 29403. ACBA is a private four-year liberal arts and sciences college licensed by the South Carolina Commission on Higher Education to grant a Bachelor of Applied Science and an Associate of Applied Science in six craft specializations in the building arts.

  • Old Dominion Freight Lines

    Old Dominion Freight Lines 260 Declaration Drive, McDonough, Georgia 30253 (Henry County). This 17.90-acre cross dock trucking terminal provides logistics support to the greater Atlanta area. Old Dominion Freight Line, founded in 1934, started out as a single truck running a 94-mile route in Virginia, over the last 80+ years they have led the way to become a national LTL freight leader and global transportation company.

  • Streit USA Armoring LLC

    Streit USA Armoring LLC is located at 8449 Palmetto Parkway, North Charleston, SC. Streit USA Armoring is part of the Motor Vehicle Manufacturing Industry providing its customers with state-of-the-art protection from terrorism and personal threats. This 75,000 square foot manufacturing facility was constructed on an 8.123-acre tract.

  • The South Carolina Research Authority

    The South Carolina Research Authority is located at 645 Meeting Street, City of Charleston, SC. This 28,400 square foot facility houses state-of-the-art equipment, including a -80 freezer, purified water, flask and steam scrubbers for lab equipment and supplemental devices are available to tenants in this facility. This Innovation Center has Bio-Safety Level II Laboratories to support medical and bioscience research and commercialization.

  • SPARC

    This was a Booz Allen Hamilton expansion project is located at 2387 Clements Ferry Road, Charleston, SC 29492 for SPARC. SPARC is a software development company a key component in solving complex technology and mission critical system challenges. SPARC expansion included a 42,009 addition and associated parking on 14.653 acres. This expansion was in the City of Charleston and subject to the city’s Design Review and Architectural Review Boards.

  • The Quin

    The Quin is a 93,815 square foot five-story class A White Point Partners Development. It includes a 4 story parking deck and community amenity areas. Located at 1940 Algonquin Road, Charleston, SC in the new City of Charleston Upper Peninsula Zoning District. The district encourages responsible growth and sustainable development. The zoning is incentive-based offering height and density bonuses in exchange for added community benefits.

  • Shellmore Redevelopment Project

    Known as the Shellmore redevelopment project for its anchor tenant and location, this project was a redevelopment of an antiquated Bi-Lo shopping center in Mt. Pleasant South Carolina. Located at 357 North Shellmore Blvd, this project included complete interior demolition and now encompasses 50,000 square feet of office space with 18-foot ceilings, a lobby, and a two-story entry.
